A Central heating system with radiators is installed to provide space heating as well as domestic hot water.
The system is consists of : a) 250 Kw oil boiler & 50 radiators with 2000L tank, pumps & controls for the Offices b) 4 x 35 Kw (Balance flue) oil boilers & 10 radiators with 1000L oil tank, pumps & controls for each apartment.

A solar system is installed to provide domestic hot water .The Solar system is using all the available solar energy and at times when it’s not enough then the Oil boiler is switched ON through a control system .
The solar system consists of 3 Solar panels 2.0x 1.0 (for offices) & 300 Litre Hot water cylinder. Each apartment has 2 Solar panels 2.0x 1.0 & 200 Litre Hot water cylinder.
A smart VRV system is installed for the space air conditioning and heating of the offices . The system consists of 6 air cooled Outdoor units and 50 Indoor units (Ceiling concealaed) . The benefits of the air cooled VRV system from the spit unit type air conditioning is the efficiency ( 20 to 30 % higher ) , the less number of outdoor units and the ability to install the outdoor units much longer distance from the indoors . The apartments have provisions for wall type split units.

A complete plumbing system is installed consists of : ( a) Central pipes and final piping for both offices and apartments in Copper. ( b ) a complete sewage system consists of all the plastic piping (PPR 3 LAYER) for all the sanitary fittings to the first outside manhole. ( c ) connection of all the sanitary fittings to the plumbing and sewage piping and installation of all the accessories. ( d ) 1 pressure pump system for the offices is installed, and each apartment has its own pressure pump to provide high water pressure to all the sanitary fittings, saving water as well as energy .

Ventilation of the main office area (common area) with HRV (Heat Recovery) unit with ducting and grills which provide recirculation of air conditioned air in conjunction with the VRV system , saving up to 30% on energy costs. Ventilation of offices area with box fans (Exhaust) with ducting and grills. All W.C areas with inline fans, ducting and grills.

Fire extinguishers are located throughout the offices and a provision for wet riser is provide in the basement parking system.
